Assistant Property Manager (Westlake Apartments) - job 1 of 2

WinnCompanies is searching for a dependable and organized Assistant Property Manager to join our team at Westlake Apartments, a 148-unit market-rate residential community located in Sacramento, CA,.

In this role, you will assist the Property Manager in managing all aspects of a 148-unit multifamily, conventional market community including leasing, accounts receivable, accounts payable, service requests, and customer service.

The work schedule is Tuesday to Saturday, 8:00am to 5:00pm, in office. The position offers a pay range of $23 to $25 hourly, depending on experience, plus leasing commissions. 

• Monitor collections, post rent payments, enforce the collection policy, and initiate legal action when required.
• Facilitate all aspects of apartment leasing: touring with prospective residents, processing applications, processing recertifications, and negotiating lease renewals.
• Provide exceptional customer service, respond to resident issues and complaints in a timely manner, and promote positive resident relations.
• Assist in all facets of physical and financial management as needed and assigned.
• Act as Property Manager in absence of the Manager for specified amounts of time.
• Prepare financial reports for the Property Manager, as well as resident correspondence and recertification notices.
• Monitor the flow of accounts payable, from issuing purchase orders to processing invoices.

• High school diploma or GED equivalent.
• Minimum of 1 year of relevant work experience in property management or leasing.
• Less than 1 year of supervisory experience.
• Bilingual in Spanish and English.
• A current driver's license in good standing and ability to meet the driving records standards outlined in the Company Safe Vehicular Operations Policy.
• Experience with various computer and management systems, including Microsoft Office and property management system.
• Outstanding verbal and written communication skills.
• Excellent customer service skills.
• Strong attention to detail.
• Reliable and punctual.
• Willing to learn and grow.
• Ability to multi-task and manage a busy office.
• Ability to work with a diverse group of people and personalities.
• Flexibility to assist with coverage at sister properties in the area.

• Associate's degree
• Experience with Yardi or RealPage property management software.

Salary will vary based on job responsibilities and scope, geographic location, candidate’s relevant experience, and other factors.
