JOB DESCRIPTION SUMMARY

The Lease-Up Community Manager is responsible for leading and coordinating all on-site operations, team members, and resources to ensure a successful lease-up and ongoing performance of the community. This role focuses on achieving financial and operational objectives while delivering exceptional service to prospective and current residents. The Community Manager ensures full compliance with Greystar policies and procedures, as well as applicable federal, state, and local laws—including Fair Housing, the Americans with Disabilities Act (ADA), and the Fair Credit Reporting Act (FCRA). This position plays a key role in establishing the community's culture, driving leasing velocity, and building a strong foundation for long-term success.

The Lease-Up Community Manager plays a vital leadership role in launching and managing an Active Adult community. This position is responsible for coordinating team members, overseeing daily operations, and optimizing leasing performance to achieve financial and operational goals. The manager will ensure a high standard of service tailored to the lifestyle and expectations of our 55+ residents, while maintaining full compliance with Greystar policies and all applicable federal, state, and local regulations—including Fair Housing, ADA, and FCRA guidelines. This individual sets the tone for community culture and is instrumental in building a vibrant, resident-centered living experience.

A minimum of 3 years of Community Manager or Property Manager experience is required.

JOB DESCRIPTION

  • Provides input into the development of budget(s) for the property by analyzing and evaluating financial statements, reviewing current and projected marketing information, and accessing operational reports that establish historic and predict performance patterns. 
  • Meets targeted revenues by setting rent rates, ensuring rent and fees are collected and posted in a timely manner, making financial bank deposits, and preparing and reviewing monthly financial status reports. 
  • Approves invoices from vendors, contractors, and service providers for payment by reconciling work performed or products purchased, ensuring validity of certificates of insurance, coding charges to appropriate Chart of Account codes, and managing communication between the vendor/contractor, accounting, and the client/owner as needed.   
  • Controls expenditures by staying within the constraints of the approved budget and manages the balance and maintenance of the petty cash fund. 
  • Oversees the lease enforcement process by approving prospective resident applications, discounts and renewal leases, conducts periodic apartment inspections, follows proper notice requirements, evicts residents, and imposes and collects late fees and other charges as allowable and stated in the terms of the lease. 
  • Gathers, analyzes, and interprets current market and economic trends that may impact the property and implements short- and long-range marketing and leasing strategies to achieve the property’s occupancy and revenue goals. 
  • Promotes resident satisfaction and retention by responding to complaints, questions, and requests in a timely manner, and taking appropriate action to resolve and address service issues.   Ensures the property’s maintenance team members comply with the Company’s standards with respect to responding and completing resident service requests. 
  • Conducts regular property inspections and takes appropriate actions to ensure that the physical aspects of the property, grounds, buildings, and amenities meet established standards for safety, cleanliness, and general appearance and appeal.  
  •  Community Manager Supervises property staff by interviewing, hiring, orienting, and training employees, and manages their performance in accordance with Company policies, values, and business practices.
  • Assists in managing the client/owner relationship by meeting with the owners, conducting property tours, providing updates and information about the property’s performance, and responding to owner requests as needed.

The salary range for this position is $85,000 - $95,000 in addition to an owner approve bonus structure.

Additional Compensation:

Many factors go into determining employee pay within the posted range including business requirements, prior experience, current skills and geographical location.

  • Corporate Positions: In addition to the base salary, this role may be eligible to participate in a quarterly or annual bonus program based on individual and company performance.

  • Onsite Property Positions: In addition to the base salary, this role may be eligible to participate in weekly, monthly, and/or quarterly bonus programs.
