Assistant Property Manager (Montecito at Williams Ranch)

WinnCompanies is searching for a dependable and organized Assistant Property Manager to join our team at Montecito at Williams Ranch, a 132-unit, senior community in Salinas, CA.


In this role, you will assist the Property Manager in managing all aspects of a 148-unit multifamily, conventional market community including leasing, accounts receivable, accounts payable, service requests, and customer service.


This position requires bilingual fluency in Spanish. The work schedule is Monday through Friday, from 8:00AM to 5:00PM, in office. This position offers a pay range of $18.00 to $21.00 per hour based on experience.


Responsibilities
  • Monitor collections, post rent payments, enforce the collection policy, and initiate legal action when required.
  • Facilitate all aspects of apartment leasing: touring with prospective residents, processing applications, processing recertifications, and negotiating lease renewals.
  • Provide exceptional customer service, respond to resident issues and complaints in a timely manner, and promote positive resident relations.
  • Under the supervision of the Property Manager, assist in all facets of physical and financial management as needed and assigned.
  • Act as Property Manager in absence of the Manager for specified amounts of time.
  • Prepare financial reports for the Property Manager, as well as resident correspondence and recertification notices.
  • Monitor the flow of accounts payable, from issuing purchase orders to processing invoices


Requirements
  • High school diploma or GED equivalent.
  • Minimum of 1 year of relevant work experience in property management or leasing, preferably senior housing.
  • Less than 1 year of supervisory experience.
  • Bilingual in Spanish and English.
  • A current driver's license in good standing and ability to meet the driving records standards outlined in the Company Safe Vehicular Operations Policy.
  • Affordable housing and tax credit experience (LIHTC/TCAC).
  • Experience with various computer and management systems, including Microsoft Office and property management software.
  • Strong customer service skills.
  • Strong attention to detail.
  • Highly motivated, independent, and a self-starter.

Preferred Qualifications
  • Associate's degree
  • Experience with Yardi or RealPage property management software.


$18 - $21 an hour

Salary will vary based on job responsibilities and scope, geographic location, candidate’s relevant experience, and other factors.


The position requires a background check which includes criminal, employment verification, reference checks, credit history and drug testing due to the following job responsibilities: administration of rental applications and other resident paperwork, acceptance of rental payments, unit inspections, and processing of financial and banking data.  Due to the access to personally identifiable information contained in resident applications and files, financial systems, unit keys, as well as interaction with resident population, employment applicants shall be subject to a criminal background check.  Qualified applicants with arrest or conviction records are encouraged to apply and will be considered for employment in accordance with the LA County Fair Chance Ordinance and the California Fair Chance Act.
